Rightsizing Service

Published: Thursday 13 August 2026

Did you know that the Right Sizing service supports Stockport Homes and other Stockport Registered Housing Provider tenants who are living in 3 or 4 bedroomed properties where:

  • The property no longer meets the tenant’s needs,

  • The tenant is looking to move to a one-bed property and

  • The tenant wants to move but is concerned about the associated practicalities & costs

Full support is given to the tenant to ensure a seamless property move, with the empty property then offered to homeless household in priority housing need meeting a growing demand for larger family sized accommodation. .

Tenants who have already ‘rightsized’ have told us:

  • '[I’m] no longer paying bedroom tax and energy bills are smaller'

  • 'Smaller property, easier to keep warm'

  • 'You found me a suitable property, and I was given time to move in'

  • 'Would not have been so easy to move without the help and support of the [rightsizing] service'

Mutual Exchange & Property Adaptations

Published: Wednesday 29 April 2026

Under schedule 3 of the Housing Act 1985, Mutual Exchange swap requests can be declined on specific grounds.

The legal ‘Ground for Refusal 7 (Adapted Properties)’ states: ‘A Mutual Exchange swap request can be declined if a property features disabled adaptations and the incoming household does not have an assessed need for these adaptations.’

Therefore, to make best use of limited housing stock, we reserve the right to decline Mutual Exchange swap requests where an adaptation need would not be met by the exchange e.g.

  • If you have been assessed as needing an adapted property by our medical officer, you can only complete a Mutual Exchange with a property that meets your assessed need
  • If you have adaptations in your current property, you can only complete a Mutual Exchange with another tenant who has been assessed by our medical officer as needing the adaptations

If you have any queries in relation to this policy, please contact us by telephone: 0161 217 6016 (Option 2) or email: mutualexchange@stockporthomes.org
